Diagnosis · Envelope assessment

Your building is telling you something.

Most buildings don't have four separate problems. They have one envelope problem showing up in four different ways.

Finding 01Thermal

Heat leaving through the roof plane

The largest single heat-loss path in most steel-framed buildings. You're heating the sky while the production floor stays cold.

Up to 25% of heating energy · Roof plane
Finding 02Moisture

Condensation on the sheet underside

Cold sheets meet warm internal air. The result drips onto stock, plant and packaging every cold morning, right as shifts start.

Sheet below dew point · Daily cycle
Finding 03Energy

Energy cost climbing per m²

Heating an uninsulated envelope is a permanent surcharge on every pallet stored and every unit produced under that roof.

kWh/m² rising · Year on year
Finding 04Asset

The structure ageing early

Moisture cycling corrodes fixings and purlins from the inside out, pulling roof replacement forward by years.

Roof life shortened · Moisture cycling
Four symptoms · One root cause: the building envelope

So why does the same building leak heat, drip water and corrode at once?

Building behaviour

Competitors show you buildings. We model how they behave.

Three things you can't see are deciding your running costs: heat, moisture and air. The same building. The same weather. The same day. Only the envelope changes.

The HOLVEM method

We assess before we specify.

Most specifications start with a product and work backwards. Ours start with the building, and every decision is earned by the one before it.

01Assess
Understand reality.

A surveyor inside your building, on site or by digital survey, reading construction, condition and condensation risk before anything is specified.

You receiveSite surveyEnvelope condition review
02Model
Understand behaviour.

Before anything is specified, we model how your building behaves: where heat leaves, where dew forms and where air escapes.

03Engineer
Select the intervention.

Only now does a product enter the conversation: Enverge NexSeal LE closed-cell, at the thickness your performance target demands.

04Verify
Prove performance.

Most contractors stop at installation. We document what was actually delivered: applied thickness, coverage and conditions.

The intervention

The output of analysis, not a product off the shelf.

There is no default specification. The closed-cell system (Enverge NexSeal LE, λ 0.027 W/mK, fire class B-s2,d0) and its thickness are calculated from your building’s condensation risk, U-value target and how the space is used, then verified after installation. Unlike board insulation, the system forms a continuous seamless layer that seals laps, joints, fixings and profile geometry in a single application.

Straight answers

Ask us the hard ones.

Yes.
"Are there situations where you would NOT recommend spray foam?"

If the building isn't suitable, we tell you before you spend a penny.

Failed condition survey, wrong construction, or an objective another intervention serves better: the assessment exists to find that out first. A recommendation you can trust requires the possibility of "no."

How much does commercial spray foam insulation cost?

+
Every building is different. Cost depends on substrate, area, access, the thickness your performance target requires and the condition of the existing roof. The assessment lets us specify accurately and give you a real figure, rather than guessing from square-metre rates. You get a free quotation within 48 hours of survey.

Isn't spray foam a problem for surveyors and lenders?

+
Those concerns overwhelmingly involve residential lofts and undocumented installs. Our commercial work is the opposite case: BBA-certified system, written specification from condensation risk analysis and U-value calculation, QA evidence pack at handover. The building file answers the surveyor's question before it's asked.

Why don't you recommend the same thickness for every building?

+
Buildings don't share heat-loss profiles, moisture risks or targets. Condensation control may need 25 mm; a contract-specified U-value needed 140 mm. The thickness is the output of analysis. A standardised number would mean the analysis never happened.

Is my building suitable?

+
Roof type, construction, condition and objective decide that, which is what the survey establishes first. Most steel-framed, concrete and agricultural buildings are strong candidates. Asbestos cement roofs pass through a condition survey gate before anything is recommended.

How do you prove the system was installed correctly?

+
Applied thickness measured and recorded, coverage logged, all compiled into a QA evidence pack handed over at completion. You hold the evidence, not our word.

How long does the system last?

+
Closed-cell foam is chemically stable once cured, with no slump and no settling, and backed by a 25-year manufacturer warranty. It becomes part of the structure, not a consumable.
